Valuable Yet Simple Ideas To Follow When Buying The Highest Quality Comforter Sets

Thursday, February 18th, 2010

Many people would love to have a designer bedroom which looks as if a professional put it together. A stylish bedroom needs to have a well chosen comforter set. There are a few different ways of getting the perfect comforter set in your bedroom.

One strategy is to purchase the comforter set that most appeals to you and then design the rest of the bedroom to coordinate with in. Another method is to buy a comforter set which blends in with the design scheme you currently have. If you would like to work with the décor you already have then keep this in mind while shopping for a comforter set.

For bedrooms with a rustic décor consider a comforter set in outdoors themes such as a moose print. For a more upscale design scheme look at brocades and silks for your comforter set. The color of your new comforter set is just as important as the style. If the rest of the accessories in your bedroom are in pale pastels then select a comforter set which works with that.

When bedrooms already have a colorful pattern on a rug or wallpaper it is usually best to use a solid color comforter set. Conversely, if the walls and floors are in solids and neutrals you may want to bring some style to the space with bold colors and patterns on the comforter. If you choose to design the entire room around the comforter set your first thing you should do is go comforter shopping.

Look for something that you absolutely love and use those colors throughout the space. If you decide to use this method look at the color of your flooring and walls unless you want to paint or recarpet. Another important consideration when buying a comforter set is quality. It should use good materials and be well made.

AdWords and KeywordSpy – find out your competitors’ keywords

Thursday, February 18th, 2010

KeywordSpy is a pretty valuable tool if you spend more than a few dollars a month on AdWords. It let’s you find out what your competitors are using in the way of keywords and if they happen to be using some that you haven’t thought about, the reason is that they are probably making money from them. And you should be too.

I’ve often felt that there is a lot of intellectual property tied up in a well run AdWords account. It’s not just the keywords that you’ve researched that have value, it’s the Ad Group and Campaign structure as well as Campaign settings.

for example, if after paintstaking research you’ve found that clicks are more profitable from the South East of the UK than from the North West, that is valuable knowledge and you wouldn’t want your competitors to know it.

But with keywords, part of your account is exposed. Your competitors can see your ads against your keywords (unless they’ve blocked you IP address). This means that give time and effort, they could eventually find out all the keywords you are using. But lets face the facts: this will take ages. Sure, it would give them a valuable insight into your AdWords account but it would take them ages and on balance would probably not be worth doing.

However, new technology is springing up constantly to help online marketers and what KeywordSpy does is research your competitors for you. In just a few seconds you can find out what keywords they have been advertising against and for how long. You can also get some idea of how much they are spending.

For example, yesterday I looked at one of my competitors to see how much they were paying per click for the phrase “adwords consultant“. It was pretty revealing.

If you are just starting out with an entirely new AdWords account or perhaps are thinking of expanding your business into a new area then KeywordSpy will save you time, money and effort. It may also point to opportunities you’ve missed. For example, a few years back I was steadily generating a few hundred pounds a month from a single keyword that was costing me a few pounds. If my competitors had known about it, they could have started to eat into my revenue which would have been irritating!

Common Loans for First Time Home Buyers

Thursday, February 18th, 2010

The FHA loan has soared in popularity in the past few years.  The ability to generate a home loan approval with only 3.5% down is limited outside of FHA financing.  This is a massive shift not only due to the ability to get an FHA loan for a first time buyer, but also because the FHA vs. Conventional comparisons continue to point to FHA with increasing frequency.

See common loans for first time home buyers comparisons on the site.

The biggest change that we’re seeing is that the FHA rate is now sitting close to 5% and has been for some time.  Compare that to historical rates over 6%, we have a level of home affordability that we have not seen in years.  Rates are starting to slide higher, but we currently have almost 15% of extra purchasing power for the average first time buyer.

FHA will be increasing their UFMIP in April.  This is a one-time fee associated with the mortgage insurance for an FHA loan.  It is going up by .5% and we do expect these loans for first time home buyers to be more expensive as time goes on.

The best part of today’s first time home buyer programs is that they are all good.  There are no dangerous, adjustable mortgages.  They’re almost all fixed rates and most states have incredible home buyer programs to help spur housing.

Some state by state examples:
North Carolina: The state of North Carolina provides one program that is very close to a grant: The American Dream Down payment Initiative. First time home buyers can get up to $7,000 for use toward the down payment and closing costs. To find out more, please go to North Carolina First Time Home Buyer Grant.

See all the state down payment assistance or first time home buyer programs.
